REAL ESTATE AGENT PREP CHECKLIST

Set your shoot up for success

2026 Master Template · U.S. General

FOR THE LISTING AGENT

These are the steps that separate a smooth shoot day from a chaotic one. Run through the list 24–48 hours before the Photographer arrives. Pair it with the Homeowner Prep Checklist (STG-001) for your seller.

Pre-Shoot (T-48 hours)

☐ Send the Homeowner Prep Checklist (STG-001) to the seller. Confirm receipt.

☐ Confirm the Capture Date, time, and access method (lockbox, key, code, meet onsite) with the Photographer.

☐ Confirm property prep timeline — when can the seller be off-site with pets?

☐ Confirm anyone who needs to be on-site (inspector, stager, contractor) is scheduled before or after — not during — the shoot.

☐ Verify HOA / community rules don’t prohibit drone or commercial photography.

☐ Send the seller staging tips for any high-impact spaces (primary suite, kitchen, entry).

☐ Identify the marquee shot or hero feature you most want photographed.

T-24 hours

☐ Re-confirm with the Photographer via the Photographer’s preferred channel.

☐ Confirm weather forecast — flag if outdoor or aerial shots need to reschedule.

☐ Remind the seller to charge any keyless-entry batteries and disable cameras in private areas.

☐ Send any HOA or building access instructions (gate code, garage door, escort requirements).

☐ Send a copy of the signed engagement (REC-001/002/003) and any required releases (REL-001 / REL-002 / REL-003).

Shoot Day

☐ Plan to arrive 15 minutes before the Photographer if you’ll be on-site.

☐ Walk through the property with the Photographer at start: hero shots, exclusions, sensitive items.
