The Video Delivery Format Specification is a standalone technical addendum for real estate photographers and 3D tour creators that defines every measurable parameter of a video deliverable — including codec family, container format, resolution up to 4K UHD, color space (SDR BT.709 and HDR BT.2020/PQ), audio normalization target, aspect ratio variants, per-platform export profiles, subtitle requirements, file naming conventions, and delivery procedures. It functions as a binding single source of truth that can be incorporated by reference into a broader services agreement.

When should you use this form?

This Specification governs the technical format, encoding standards, naming conventions, and delivery procedures for all video assets produced by the Provider for the Client in connection with a specified property or project. It may be incorporated by reference into a separate Services Agreement and functions as a binding technical addendum — giving both parties a single source of truth for every video deliverable.

Master File Specifications

Master video files must conform to a defined resolution (up to 3840×2160 4K UHD), a constant frame rate, and a minimum video bit rate. Color space requirements are spelled out for both SDR (BT.709) and HDR (BT.2020/PQ) pipelines, and audio must be normalized to –14 LUFS for streaming platform compatibility.

Codec and Container Standards

Three codec families are supported out of the box:

  • **H.264 (AVC)** — MP4 container; broad platform compatibility - **H.265 (HEVC)** — MP4 or MOV; preferred for 4K and HDR - **Apple ProRes 422 HQ / 4444** — MOV; required for editorial mezzanine masters

The primary delivery codec is confirmed per engagement, and an H.264 proxy copy is automatically included alongside any ProRes or HEVC master.

Aspect Ratio Variants

  • **16:9 Landscape** — included by default for MLS, web, YouTube, Vimeo - **9:16 Vertical** — Instagram Reels, TikTok, YouTube Shorts (optional) - **1:1 Square** — Instagram Feed, Facebook Feed (optional)

All variants share the same color grade and audio mix as the master edit. No AI auto-reframe is applied without written client approval.

Per-Platform Delivery Profiles

Optimized export profiles are pre-defined for MLS portals, YouTube, Instagram/Facebook Reels, TikTok, and LinkedIn — covering codec, resolution, frame rate, and maximum file size for each destination. Additional platform profiles can be requested as change orders.
