The Video Delivery Format Specification is a standalone technical addendum for real estate photographers and 3D tour creators that defines every measurable parameter of a video deliverable — including codec family, container format, resolution up to 4K UHD, color space (SDR BT.709 and HDR BT.2020/PQ), audio normalization target, aspect ratio variants, per-platform export profiles, subtitle requirements, file naming conventions, and delivery procedures. It functions as a binding single source of truth that can be incorporated by reference into a broader services agreement.
Use the Video Delivery Format Specification whenever a client engagement involves multiple video deliverables destined for different platforms — such as an MLS listing walkthrough, Instagram Reels cut, and a YouTube property tour produced from the same shoot. It is also appropriate when a client supplies their own platform specs, when HDR or Apple ProRes masters are requested, or when any dispute about codec, resolution, or file naming could delay payment.

This Specification governs the technical format, encoding standards, naming conventions, and delivery procedures for all video assets produced by the Provider for the Client in connection with a specified property or project. It may be incorporated by reference into a separate Services Agreement and functions as a binding technical addendum — giving both parties a single source of truth for every video deliverable.

Master video files must conform to a defined resolution (up to 3840×2160 4K UHD), a constant frame rate, and a minimum video bit rate. Color space requirements are spelled out for both SDR (BT.709) and HDR (BT.2020/PQ) pipelines, and audio must be normalized to –14 LUFS for streaming platform compatibility.
