What is the Staged Property Release?

The Staged Property Release is a dual-track release agreement for real estate photographers and 3D tour creators shooting at homes furnished with rental or staging inventory. Track A captures property owner imagery consent and indemnification. Track B addresses the furniture-rental or staging company's IP interests, permitted-use restrictions, and trademark-removal rights. The form covers still photography, video, Matterport and iGUIDE 3D tours, drone imagery, and floor plans captured during a single scheduled shoot session.

When should you use this form?

The Staged Property Release is appropriate whenever a photographer or 3D tour creator is hired to shoot a listed property that contains furniture, décor, or fixtures supplied by a third-party staging or rental company. It is especially relevant for MLS listing shoots, broker open-house preparation, and virtual tour captures where the staging contract status is unknown or unconfirmed, creating potential IP exposure for the photographer.

How do I fill out this form?

  1. Open the form at forms.wgan.info. Navigate to forms.wgan.info and locate the Staged Property Release template in the library. Click the template to open the online form editor in your browser.
  2. Enter property and shoot details. Fill in the scheduled shoot date, property address, and the names of the property owner or authorized representative and, if applicable, the furniture-rental or staging company.
  3. Complete Track A and Track B fields. Work through Track A to confirm the property owner's imagery authority, then complete Track B fields identifying the staging company and confirming their contract permits real estate photography and 3D-tour creation.
  4. Set fees, delivery, and cancellation terms. Enter the base fee, choose a net-payment-days invoice term, select a delivery method from the drop-down (Dropbox, Google Drive, Pixieset, etc.), and set the cancellation notice window and rescheduling fee amount.
  5. Review permitted and prohibited uses. Confirm the permitted-use and prohibited-use sections reflect the agreed scope, including whether portfolio and social media use is authorized, before finalizing the document.
  6. Download and distribute the completed release. Submit the completed form to generate your finished release document, then download the file and send copies to all signing parties — property representative, staging company, and your own records.

What this form covers

Acceptance and Scope

This release is entered into between your photography business, the property owner or authorized representative, and — where applicable — the furniture-rental or staging company. It covers all photographs, video, Matterport / iGUIDE 3D tours, aerial/drone imagery, and floor plans captured at the staged property on the scheduled shoot date.

Track A — Property Owner Consent

The property representative warrants they hold authority to grant imagery rights and confirms no undisclosed third-party IP is present at the property. A straightforward indemnification clause protects the photographer against claims arising from anything the client failed to disclose before the shoot.

Track B — Staging Company IP Disclosure

  • Identifies the furniture-rental or staging company by name throughout the document - Requires the property rep to confirm their staging contract permits real estate photography and 3D-tour creation - Restricts the photographer from using imagery to commercially catalogue or advertise the staging company's inventory - Gives the staging company a configurable window (e.g. 14 days after delivery) to request logo or trademark removal in post-production at no extra charge
