What is the Standard Limited-Use License?

The Standard Limited-Use License is a standalone legal template that grants real estate photography clients defined, non-exclusive rights to use property images, 3D virtual tour files, floor plans, and aerial imagery for listing and marketing purposes. It specifies permitted platforms, geographic territory, sublicensing restrictions, a one-year term with renewal options, fee and payment terms, and termination conditions — while explicitly preserving the photographer's full copyright ownership throughout.

When should you use this form?

The Standard Limited-Use License is appropriate when a real estate photographer or 3D tour creator has delivered media to a client and needs to formally define how that media may be used. Use it for residential or commercial listing assignments where the client requires MLS submission, brokerage website use, or social media distribution, but where stock, editorial, or cross-property use must remain off-limits. It is also the right starting point when the shoot is domestic and international use has not yet been negotiated.

2. Licensed Media

The Licensed Media covers all still photographs, 3D virtual tour files, floor plans, aerial/drone imagery, and other digital deliverables created by Licensor for the Property and delivered to Licensee on or after **[DELIVERY DATE]**.

Licensor retains full copyright ownership at all times. Nothing herein constitutes a transfer of copyright.

3. Grant of License

Licensor grants Licensee a **non-exclusive, non-transferable** limited license to reproduce, display, and distribute the Licensed Media solely for permitted real estate listing and marketing purposes within the United States. 4. Permitted Purposes and Platforms

Licensed Media may be used for:

5. Sublicensing

Sublicensing is **prohibited** except for two narrow carve-outs: automatic MLS syndication and internal sharing with supervising brokers and transaction coordinators for purposes of completing the sale of the Property.

6. License Term and Renewal

The License runs for **one (1) year** from **[LICENSE DATE]**. Renewal at **[RENEWAL FEE]** per year is available with 30 days' written notice before expiration. Continued use after expiration without renewal constitutes copyright infringement.

7. Fees and Payment

A one-time base license fee of **[BASE LICENSE FEE]** is due within **[PAYMENT DUE DAYS]** days via **[PAYMENT METHOD]**. Late balances accrue interest at 1.5% per month.
